How can we leverage AI to make planning more accessible to landowners?

Introduction
Major development projects in the UK must undertake numerous on-site surveys – from ecology and arboriculture to noise and traffic – to meet planning application requirements. Traditionally, each survey is a separate, labour-intensive process carried out by specialists.
This results in high costs, slow turnaround, and logistical complexity. A near-term solution is a unified system that integrates IoT sensors, AI analytics, and specialist oversight to automate data collection, analysis, and reporting across all these survey domains.
By leveraging commercially available technology (drones, sensor networks, machine learning) within the next 12–24 months, we can reduce survey overheads, accelerate planning readiness, and ensure compliance with UK standards. The following sections present a detailed system architecture, illustrative diagrams, the division of automated vs human tasks, and the minimal human resources required.
Technical System Architecture
