As Farmers and strategic landowners ourselves, we looked to create a team to better solve the problems we were facing around unlocking the highest value from our development land. The Ingot Green, Family Office seeks to offer an expert, coherent and prosperous solution with longtermism and stewardship at its heart.
We look to act as a "Family Office" for strategic landowners and farmers. Offering in-house planning, legal, tax and debt-structuring expertise to our clients. This is in an effort to improve and extend a landowners capital growth journey past the point of planning permission through to development and retaining the built property on their own land.
We have pioneered the CDA (Contract Development Agreement) to extend this offering to fellow landowners and farmers. We have modelled this offering on the CFA (Contract Farming Agreement). You submit a redline boundary of the site you would like to develop and we provide a full family office style service taking the site through planning, development and subject to your wishes, can continue to manage the developed units on your behalf. This service is free of any up front cost, in return we seek to take 10% of the developed units. We find this model directly aligns our service with our fellow landowning partners, an important distinction from the alternative "Promotion" and "Option" agreements currently servicing the market.
By doing this we seek to create a network of micro institutional landlords across the country and, the world. We believe this model of distributed stewardship is the healthiest way to preserve communities and deliver the required housing. It also seeks to reclaim the proportion of the value chain and control currently sitting with developers and Macro institutional landlords, putting it back in the hands of the people who have a long history of service and stewardship in their local area.
